5,020 Acre River Ranch, 2,400 ac/ft Water, Development Opportunities... The Strawberry River Ranch located in Duchesne County encompasses 5,020 acres of some of the most beautiful river land in Utah. It reaches extensively along the Strawberry River between Starvation Reservoir and the Strawberry Pinnacles. In addition to being a rare river property, this ranch is defined by substantial and valuable water rights comprising approximately 2,400 acre-feet of water. 3,741 acres of the ranch encompass a large percentage of Indian Canyon to the east of the main ranch. Historically the ranch runs around 300 head of cattle, all on deeded ranch land. Additionally, the ranch produces hay. Included are five pivots, tractors, bailer, leveler, and other associated haying and ranch equipment. Recreationally, big game, upland, and waterfowl hunting opportunities are abundant and exceptional on the ranch. Included with the property are several deer and elk landowner tags. The Strawberry River has historically been considered a world-class trout water with the 16-mile section above the ranch, (tail water of Strawberry Reservoir,) being managed as a blue ribbon trout habitat by the Nature Conservancy and the State of Utah. This section was negatively impacted by the Dollar Ridge fire of 2018. Since then extensive efforts by the State has it recovering well on its way back as a world-class fishery. The 4 miles of river running through the ranch does not have public access. The ranch section of the river historically holds a healthy population of large brown trout, Rainbow trout, and Colorado River Cutthroat. In the fall, the Ranch sees Brown trout and Kokanee salmon spawning up from the adjacent Starvation Reservoir. The Ranch is primarily located between Strawberry Reservoir-- considered to be one of the top-producing lake fisheries in the state-- and Starvation Reservoir, another excellent fishery. The Ranch is a 1-hour drive time I-40 from Heber Valley-- currently one of the fastest growing municipalities in the country.
